October Update

Good Morning All,

We thought it was about time we sent an update around to keep you all in the loop on progress. We've all been very busy finalising decisions and getting the refurbishment under way and on a solid footing so apologies if it's been quiet of late. It's all very exciting seeing things come together slowly but surely.

Hopefully this part is coming to a close soon and our attentions can start to turn to interior fit out and tenant interviewing which will commence in earnest early in the New Year.

So to the update,

- All interior soft strip, discovery and problem solving is now done.

- Fire alarms, electrics and plumbing first fixes are well underway and nearing completion in the next week or two.

- The ladies toilets are now consigned to history and our new more spacious WC is formed and plasterboarded.

- Plasterboarding and insulating throughout is well underway.

- The fire place has been knocked through and the chimney relined awaiting our exciting new fireplace and double sided stove, a noticeable difference to the whole pub even in its current work in progress status. The dining room chimney is now in working order and a lovely fireplace has been built to accommodate a stove which is also on order.

- The plans for our new kitchen are in progress and extract equipment is nearing installation.

We will hopefully have lots of photos to show you at our November pop up pub event ( subject to date confirmation)

To keep you further informed also, a planning application has been submitted for the rebuilding of the front bay window to include a small storage area outside the kitchen ( this means the eyesore of a shed can go to a new home). Additionally we have submitted a plan to extend the tenants living quarters to give a larger living space for the tenant(s). Unfortunately our Community Ownership Fund grant will not stretch to cover the cost of this work so we are actively seeking further grant funding elsewhere. This work could possibly be done as phase 2 of our development.

Once the planning application is live, please feel free to support the plans publicly on the NYCC planning portal. Should you have any concerns or objections please do contact us in the first instance and we will try to address these where possible.

Fingers crossed we look good for our Spring 2024 opening plans

Please do feel free to get in touch should you have any questions

Thank you again for your support

Kind Regards

The OHCPS Team
